Riga’s rental market continues to evolve in 2026. Rental prices in Latvia are rising, while tenants are becoming increasingly selective about the quality, location and overall experience a rental property provides.

Rental prices continue to rise
According to Latvia’s Central Statistical Bureau (CSB), actual rentals for housing increased by 4.7% in June 2026 compared with June 2025. Compared with May 2026, actual rental prices increased by 2.9%.
At the same time, the overall cost of housing continues to increase. In June 2026, the housing, water, electricity, gas and other fuels category was 7.2% higher than a year earlier. Maintenance of multi-occupied buildings increased by 3.8%, while services related to dwelling maintenance and repair increased by 6.3%.
This creates a rental market where both landlords and tenants are paying closer attention to the overall value of a property.
Why are rental prices increasing?
Rental prices are influenced by several factors.
The cost of maintaining and operating residential properties has increased, while demand remains concentrated on well-located and good-quality apartments.
For tenants, this means that a lower monthly rent does not necessarily represent better value. An apartment with poor energy efficiency, outdated appliances, limited storage or unpredictable additional costs can become significantly more expensive in everyday life.
As a result, tenants are increasingly looking at the total cost and quality of living, rather than simply comparing monthly rental prices.
Quality is becoming increasingly important in Riga’s rental market
Today’s tenants expect more than four walls and basic furniture.

The 4.7% annual increase in actual housing rentals recorded by the CSB in June 2026 shows that rental costs remain under upward pressure.
At the same time, rising housing-related costs mean that landlords also face higher operating expenses.
For tenants, the key question is therefore increasingly not simply “How much is the rent?”, but rather:
“What am I getting for the rent I pay?”

The Riga rental market is becoming more mature.
